And I think that's ridiculous. Do you make a difference between renting and buying?

I assume Italy has been arrogant, because didn't accept to become a colony of Germany.

Porsche didn't even mention that Italy was invited into wet where they declined due to their join requirement. Which is the same as we currently have with UK. 2 defendable regions (preferably useless) so both countries can benefit of 2x lvl 5 hospitals.

This argument is stupid. Germany didn't break any contracts, because they fulfilled their part of the agreement exactly like it was written. Once that concludes, the contract is over, there is no deal, Germany wanted to prolong it and Italy didn't want to, so with no NAP in place and no agreement over the regions it's being settled on the battlefield.

It doesn't say anywhere in the deal that they are supposed to leave the regions afterwards, in a rent-lease you are obliged to leave the moment you either stop paying or contract expires

So if you rent a house irl and the contract expire you can sit indefinitely innit without transpassing someone’s property?
